MAINTENANCE
Admirals Walk was built in 1964, and we have an ongoing programme of maintenance and improvements to the structure of the building to ensure that it remains a very desirable place to live. The overall management of these improvements is set out in a rolling 10-year plan which is reviewed and updated by the directors and managing agents, and periodically circulated to shareholders for discussion at our Annual General Meeting.
Since 2013 we have introduced a number of green initiatives which have lowered our electricity bill by 49%, with a calculated net reduction in emissions of 87,643 KG at the power station.
SUMMARY OF MAINTENANCE PROGRAMMES COMPLETED
The following are some of the maintenance programmes which have been carried out over the last few years:
Replacement of balcony rails with stainless steel and glass and re-waterproofing of balcony slabs
External refurbishment and concrete repairs to the 13th floor (2020)
Replacement of the South Return entrance and porch (2020/2021)
Concrete panel repairs to the outside of the building
CCTV - installed an upgraded system with additional cameras to improve the security for all residents
Parking - implemented a new parking permit scheme to improve availability of spaces for residents and their visitors
Repair and redecoration of the central fire escape
Replacement of the roof covering together with improved insulation, and provided with a 15-year guarantee (2014)
Passenger lift machinery and controls replaced to improve reliability and serviceability (2007)
Installation of a remote door entry system for improved convenience and security
Installed closers to apartment front doors and fireproofing to apartment cupboards
New electric motors for central extractor fans
Ongoing programme of internal redecoration
Ongoing programme of garden and grounds maintenance, re-planting and fence maintenance
Regular visits from a Fire Safety Officer in line with changes to fire safety legislation
Annual asbestos inspection and register of removals
All porters receive regular training in line with current legislation, in addition to internal training on their roles within the building
Lifts are regularly serviced in line with Health and Safety and Legal requirements
